Arent Fox LLP Announces Plans To Relocate Washington, DC, Office

    WASHINGTON – MAY 15, 2008 – Arent Fox LLP announced today that it will relocate its Washington, DC office to 1000 Connecticut Avenue – which intersects K Street – upon the expiration of its current lease in 2012.

    The former building at 1000 Connecticut Avenue is in the final stages of being demolished. Arent Fox will occupy approximately 255,000 square feet – floors 2 through 9 – of the 12-story, 370,545 square foot building that will be erected on the site. The new building was designed by Pei Cobb Freed & Partners, specifically by James Ingo Freed before his death in 2005. The developer of the project is Connecticut & K Associates, LLC, led by Edward Kaplan, Albert Small, and Steven and Michael Gewirz.

    Marc Fleischaker, chairman of Arent Fox, commented, “We have thrived in our current location since 1982, but our long-term growth plan necessitated that we consider our options. The Lerner family, our landlord at 1050 Connecticut, has been extraordinary, both during our lease and throughout our ‘stay or go’ decision process. We are so happy with our central location that we aren’t going far – just next door, in fact.”

    The developers are equally pleased. “We are thrilled that Arent Fox has signed as the lead tenant of 1000 Connecticut. They are one of the oldest and most prestigious law firms in Washington, and we’ve worked with them on numerous real estate deals since our firm’s inception. It’s rewarding to combine our forces once again on such an exciting project,” commented Albert Small.

    Connecticut and K is one of the preeminent addresses in Washington. The new building will provide the firm with prominent signage on the building exterior; a first-floor Arent Fox reception area; a roof-top deck with spectacular views overlooking Farragut Square; and a 4,000 square foot state-of-the-art fitness center. In addition, the firm will have ability to build out the new space to enable greater efficiencies, accommodate future technology and leverage brand presence.

    1000 Connecticut (www.1000conn.com) will be built to achieve Gold certification by the Leadership in Energy and Environmental Design Green Building Rating System. Only designs that meet LEED’s exacting criteria for sustainability in materials and construction, ecological and atmospheric quality and efficiency in power and water achieve this independent, third-party endorsement. LEED design benefits include savings in utility costs, a positive corporate image and a healthy work climate.

    In this project, Arent Fox was represented by Tom Fulcher, Art Greenberg and David Lipson and Adam Schindler of Studley, a global real estate advisory firm.

    Mark Katz, Joe Fries and Jeremy Fox of Arent Fox negotiated the lease on behalf of the firm.

    Legal counsel for Connecticut & K Associates was provided by C. Richard Beyda and Richard Levin of Grossberg, Yochelson, Fox & Beyda, LLP. Audrey Cramer and Louis Christopher of Cushman & Wakefield were the brokers.

    Pei Cobb Freed is well-known worldwide for projects that include the Bank of China and the entrance to the Louvre. Among its buildings in Washington are 1700 K Street and 2099 Pennsylvania Avenue. In addition, they designed the United States Holocaust Memorial Museum, for which Arent Fox serves as general counsel, as well as the Ronald Reagan Building and International Trade Center, for which Arent Fox served as lead counsel for the owners in all aspects in the acquisition, development and construction for this landmark building.
