Representative Transactions

Forest City Ratner Companies’ development of Spruce Tree Condominium/Beekman Tower, a $680 million, 76-story condominium tower in lower Manhattan—the tallest residential building in New York City and designed by renowned architect Frank Gehry. The building will contain a pre-K through 8th grade public school, an ambulatory care facility, residential apartments, ground-floor retail space, parking, and adjacent public plazas
Assisted developer in connection with the land disposition agreement for the acquisition of parcels owned by the Redevelopment Land Agency (RLA) (now the National Capitol Revitalization Corporation) on which The Portals, a five-building project, was developed. Our services included drafting and negotiating a complex declaration of easements and covenants with the District of Columbia and the RLA, which provided for easements along the parcels, construction of public improvements on private property, and public space and scenic easements
Republic Properties Corporation, owner of the $1 billion mixed-use Portals project in Washington, DC, which includes one million square feet of Class-A office space
Acadia Realty Trust’s purchase of the leasehold interests in Albee Square and an adjacent parking garage in downtown Brooklyn. The property is net leased from the City of New York and is located in the downtown Brooklyn urban renewal area. The redevelopment of Albee Square/City Point in downtown Brooklyn is a mixed-use project, containing approximately 1.5 million square feet of retail, office and residential space (affordable housing tower and market-rate tower), and is expected to be an important step for furthering the commercial and residential renaissance of downtown Brooklyn
One Bryant Park, a joint venture between Bank of America and the Durst Organization, in developing, financing and restructuring Bank of America’s new $1.2 billion headquarter building in New York City. This development includes office space, a Broadway theater and subway improvements, and contained numerous complexities such as State condemnation, subway agreements, ground leases, theater agreements, springing leases and license agreements.
Millennium Partners in its construction of a new luxury high rise at 301 Mission Street in downtown San Francisco. The 1.7 million square foot project is the fourth-tallest building in San Francisco and consists of a 58-story curtain wall with condominium, hotel and retail components
JP Morgan Chase in the development of Queen’s Courthouse, a $120 million project in New York that includes multi-family, retail, commercial, parking and community space, utilizing separate condominium units.
Forest City Ratner Companies’ development and financing of 330 Jay Street, a 1,150,000 square foot mixed-use (New York State courts and commercial office space) tower in downtown Brooklyn. The courthouse component of the project is the largest courthouse in the State of New York
The real estate investment arm of a major insurance company as the primary equity investor and co-developer of Atlantic Station in Atlanta, Georgia. As one of the largest mixed-use projects in the nation, Atlantic Station is a Brownfields development that includes a town center, high-rise office buildings, free-standing big box retail, free-standing residential (condos and rental), office over retail, residential over retail, residential over office and retail, hotels, residential over hotel, a movie theater, a supermarket, a department store, specialty shops, restaurants, a central cooling plant and a 6,500+ space parking deck underlying much of the project. Transit options are an integral part of the project and include a new bridge built over an interstate highway, connector buses and connections with Atlanta’s light rail system
The owners in the acquisition, development and construction of the Ronald Reagan Building and International Trade Center, a 3.2-million square foot mixed-use office building. The building is recognized as the second largest federal building in the United States
The Related Companies, L.P. in the $100,000,000 acquisition, ground leasing, financing, construction and development of a fee above-a-plane mixed-use (retail and residential) project located in Manhattan's Union Square
Represented the developer in connection with the proposed public/private development of the historic George Washington Bridge Bus Station in New York, New York
Acquisition, development, construction and financing of the Verizon Center, the Washington, DC, multipurpose arena that serves as the home of the Washington Wizards (NBA), Mystics (WNBA), and Capitals (NHL). Arent Fox is involved in all facets of the Verizon Center’s operations, including naming/renaming rights, sponsorship and promotional agreements, signage agreements, leasing, advertising and concert promotion, entertainment and sports-related employment and labor agreements and contracts. Arent Fox also assisted the owner in negotiating the various restaurant and retail leases in the Verizon Center, including Discovery Store, Nick & Steffs, Vida Fitness, Modells, and National Sports Gallery
Acadia Realty Trust in a $8,300,000 acquisition from The City of New York of Canarsie Plaza shopping center in Brooklyn for redevelopment into a retail and office project
The JBG Companies’ redevelopment and repositioning of L’Enfant Plaza, a multi-building, mixed-use complex constructed under Urban Renewal through ground leases, leases, and fee simple conveyances from the District of Columbia and the District of Columbia Redevelopment Land Agency. The project included resolving zoning issues relevant to height measurement, historic preservation issues, and updating declarations, covenants, and easements to reflect current ownership and future use of the premises
The owner of Citigroup Center and its companion building at 399 Park Avenue (mix of retail, office and ancillary services) in leasing, management and the ultimate sale of the buildings
The developer of the Kincora project in Northern Virginia in connection with equity investments and financing for a mixed-use project that will feature office, retail, residential and hotels components, a performing arts center, a minor league baseball stadium, parklands, walking trails, and other amenities
Mattone Group LLC’s negotiation of various leases at its 250,000 square foot mixed-use complex in Jamaica, Queens. The leases include a 15-screen cinema anchor tenant, The Gap, Old Navy, Walgreens, Bally Total Fitness, T J Maxx, CitiFinancial, Quick Park and Central Parking and the Queens Educational Opportunity Center of the State University of New York
The JBG Companies’ redevelopment and repositioning of the historic Wardman Park Hotel, including entitlements and permitting for a new residential tower on the historic Wardman Park campus and conversion of portions of the existing hotel to residential use
Bear Stearns in the development of Village Care, a $10.7 million assisted living facility in New York, coordinating the interconnectivity of another development by a separate developer and issuer for a diagnostic and treatment center.
A large institutional investor in connection with the development of One Brooklyn Bridge Park, a 438 unit condominium project located on the Brooklyn waterfront that includes retail shops and was the key component to the development of the new Brooklyn Bridge Park
Acadia Realty Trust in the negotiation of a 200,000 square foot lease with Target to anchor the retail portion of a mixed-use development project in downtown Brooklyn
El-Ad Group’s donation of a conservation easement for The Plaza Hotel in New York City, which required restructuring of New York Landmarks Conservancy ownership and existing condominium agreements
Steiner Studios’ design, construction and city funding of Steiner Studios located in Brooklyn, New York. We renegotiated the city ground lease to obtain city funding for infrastructure improvements essential to support development of a state-of-the-art film studio at the Brooklyn Navy Yard. Arent Fox also represented the developer in connection with design and construction contracts relating to construction of the new studio
Mattone Group LLC’s negotiation of various leases at its 100,000 square foot shopping center presently under development in Elmhurst, Queens. The leases include Modell's, Dallas BBQ and T J Maxx
The Trustees of the Corcoran Gallery of Art acquisition of the historic Randall Jr./Sr. High School for redevelopment as residences and a new campus for the Corcoran College of Art & Design from the District of Columbia
The National Academy of Sciences in connection with an approval for a planned unit development including new headquarters, retail, and museum space
Eastbanc, Inc. in connection with preservation and zoning entitlements for transformation of former incinerator into mixed-use project with retail, cinema, boutique hotel and condominiums
Eastbanc, Inc. in the creation of Cady’s Alley, a mixed-use shopping and residential development from a largely vacant warehouse/garage in the heart of historic Georgetown
Eastbanc, Inc.’s mixed-use redevelopment of existing telephone switching station in historic Georgetown for residential and retail use
